Grade II* Listed Brutalist Apartment

A Barbican Estate home planned for warmth, architectural clarity and everyday living

This full residential refurbishment within the iconic Barbican Estate balances the historic integrity of Chamberlin, Powell and Bon’s architecture with the practical demands of modern city living. The deep floorplate required precise spatial zoning to bring natural light through from the generous window wall into the central kitchen and dining spaces.

Rather than fighting the bold bush-hammered concrete structure, we paired it with tactile, natural materials. Rich American walnut cabinetry, honed Calacatta marble surfaces, cognac leather seating, and textured wool rugs soften the acoustic profile and create an inviting domestic atmosphere. Every new joinery run sits as a freestanding architectural intervention, respecting estate covenants and preserving the original structural fabric.

Design Narrative & Detailing

Spatial Organisation, Concrete Preservation & Bespoke Joinery

Refurbishing an apartment in the Barbican Estate requires an understanding of concrete engineering, heritage covenants, and acoustic control.

The architectural envelope of the Barbican presents specific physical constraints. Concrete ceilings cannot be channelled for recessed downlights, walls cannot receive heavy structural fixings without risk to embedded heating elements, and the original Garchey waste drainage routes must remain accessible. We approached these limitations as guiding design principles rather than obstacles.

To resolve illumination, we integrated low-profile architectural track systems alongside warm LED channels concealed inside custom walnut joinery headers and plinths. This layered strategy washes the bush-hammered concrete surfaces in soft, indirect light. In the kitchen, a substantial Calacatta marble island establishes a practical workstation with induction cooking and downdraft extraction, keeping the eye line clear towards the balcony windows. High-performance acoustic subflooring exceeds the 43dB impact sound insulation standard mandated by the Barbican Estate Office.
